Pet friendly Policy

About: this Pet-Friendly Policy template reflects best practices related to pet care and well-being. It represents our recommendations, is purely suggestive, and is not a requirement for implementing the Pet Identification System at any location.

1 Introduction

Welcome to Brookdale. We understand that pets are part of the family, and we are pleased to offer a pet friendly environment for our residents. This policy outlines the guidelines and responsibilities for pet ownership within our community to ensure a harmonious living experience for all residents.

2 Mandatory Pet ID system

  • Pet ID enrollment: all pets, including those of current residents, must be registered in the property’s Pet ID system. This system is designed to ensure a safe and healthy environment for both animals and humans. Enrollment is mandatory for both new and existing residents and must be completed promptly.
  • Purpose: the Pet ID system helps track pet health, vaccinations, and behavior, optimizing pet-human wellbeing within our community.
  • Requirements: residents must provide the following during registration:
  •  Pet’s name, species, breed, birthdate and gender;
  •  Pet’s photograph;
  •  Up-to-date vaccination records;
  •  Most recent veterinary visit records;
  •  Current medications, including anti-flea treatments and vermifuge; and
  •  Any relevant medical history or behavioral notes.
  • Compliance: ongoing compliance with the Pet ID system is required. Residents must update their pet’s information regularly to reflect any changes in health, behavior, or residency status.

3 Pet types

  • Allowed animals: the following pets are allowed:
  •  Dogs;
  •  Cats; and
  •  Other species (subject to prior property management approval).

4 Pet Care and conduct

  • Supervision: pets must be supervised at all times. Dogs must be kept on a leash or in a carrier when outside the unit.
  • Noise: residents must ensure their pets do not cause excessive noise or disturbances to other residents.
  • Waste cleanup: pet owners are responsible for promptly cleaning up after their pets in all common areas. Waste should be disposed of in designated pet waste stations or appropriate trash receptacles.
  • Health: pets must be kept up-to-date on vaccinations, regular vet visits and be free of fleas, ticks, and other parasites. Proof of any of the foregoing may be requested by management.

5 Restricted areas

  • Pets are not allowed in the following areas:
  • Pool areas;
  • Playgrounds;
  • Fitness centers;
  • Laundry rooms; and
  • Other designated pet-free zones.

6 Damage and liability

  • Responsibility: residents are responsible for any damage caused by their pets to the unit, common areas, or other residents’ property. This includes repair or replacement costs.
  • Insurance: pet parents are encouraged to obtain renters’ insurance that includes pet liability coverage.

7 Pet-related incidents and complaints

  • Reporting: all pet-related complaints or incidents must be reported through the Pet ID system. This system allows for efficient tracking and resolution of issues.
  • Action: management will review and address complaints or incidents reported through the Pet ID system promptly. Appropriate actions will be taken to resolve the issues in accordance with this Pet friendly Policy.

8 Policy violations

  • Consequences: violation of the pet policy or non-compliance with the Pet ID system may result in penalties, including additional fees, removal of the pet from the premises, or termination of the lease agreement.
  • Notice: residents will receive written notice of any violations and be given a reasonable period to comply.

9 Emergency Procedures

  • Pet ID System Integration: in the event of an emergency, such as a fire or natural disaster, residents should follow the Emergency Procedures provided through the Pet ID system.
  • Emergency contacts: the Pet ID system includes emergency contact information and evacuation procedures specific to pets. Residents should familiarize themselves with these procedures to ensure the safety and well-being of their pets.
  • Evacuation Plan: the Pet ID system outlines detailed evacuation plans for pets, including designated assembly areas and procedures for safely transporting pets during an emergency.

10 Policy Updates

  • Notifications: residents will be notified of any changes to the property’s pet-friendly policy or emergency procedures through the Pet ID system.
  • Updates: this policy is subject to change, and updates will be communicated via the Pet ID system to ensure residents are informed of any revisions.
